About Al Jada

Al Jada is a master community located in Sharjah, launched in September 2017. It is a development of the Arada Developments LLC. Construction began in 2018 with an initial plan to hand over the residential units 2 years later. Apart from residential units, Aljada district also offers commercial projects and leisure and entertainment options. As per Bayut’s market research, Aljada is one of the best areas for expat property investment in Sharjah.

This master development currently consists of 70,000 residential properties stretched on 2.2 km of land. These units benefit from many facilities such as restaurants, medical centers, supermarkets and several entertainment options which families will love to visit. Offering utmost security, the residences are designed to provide privacy in this gated district.

Location

Al Jada offers direct connectivity to Sheikh Mohammed Bin Zayed Road, providing easy access to the neighbouring towns. Since the district is located close to Dubai, it also offers convenient access to all the general necessities of life, such as high-end educational institutes, medical facilities, community gardens, fitness and sporting arenas and other entertainment spots that come with plenty of activities.

    Beaches

    A fun filled day at the beach is also possible living in Al Jada, but the travelling distance will take some time. You will find many beaches at 20 to 25 minute drive from Aljada. The most popular one to enjoy plenty of activities and beachy sports is Al Mamzar Beach. Besides enjoying the warmth of sun on your back, you can also have fun with activities like snorkeling, jet-skiing, outdoor sports like basketball, soccer and roller-skating here. 

    Restaurants

    Aljada central hub is a haven for food-lovers. With several eateries spotted in the community, there are separate food zones in some parts of the community that especially calls out the food lovers. The Discovery Centre features Aljada café, where friends and family can hangout and relax. It offers amazing views of the community. 

    There is also a food district in Madar that will be open from 11am to midnight regularly: Zad. It boasts 18 different dining outlets that offer a wide selection of cuisines. Every eatery is built in a restructured shipping container. Visitors can start with the coffee in Saddle, moving to fried chicken bites at Chck’nCone, to enjoying ice cream in café Amorino, to Sushi Station to vegan-friendly burger outlets like The Vurger Co. Zad’s, Arabic food at Falafels and Italian options at Dr Pasta. There is a drive-thru space with an extensive covered seating arrangement.

    Fitness & Gym

    Although the community is landscaped with greenery, all the villas in the community feature beautiful gardens and paved walkways. Residents will enjoy a tranquil atmosphere everywhere. Moreover, there is a large 600,000 sq. ft. park in phase 1, Madar, while Al Zahia Phase 3 features an adventure park. These are amazing places to hangout with family and have fun and spend some quality time with your children.  

    Fitness options in Aljada are easily accessible like all facilities. Each apartment building comes with a shared gymnasiums, while the villa communities feature shared gymnasiums. Some of the salons in the area include Ghanag Beauty CenterCreation Beauty Lounge and Shade Beauty Center.

    Schools and Universities

    The options for basic education and primary schools nearby are Al Ramaqia Primary School, Asma Primary School, Al Qasmiya Primary School and Al Falaj primary School.

    Delhi Private School Sharjah (DPS) that follows Indian Curriculum is close by. Delta English School is owned by Delta Education System in Texas, USA and is affiliated with Central Board of Secondary Education (New Delhi, India). Both these are located at a 9-minute driving distance.

    There are some popular schools for higher education located in the vicinity, these include:

    • Brilliant International School
    • GEMS Millennium School
    • PACE British School

    Some of the best higher education universities are available at a short distance of 10 to 15 minutes via car. These include American University of SharjahUniversity of Sharjah, Al Qasimia University, College of Medicine University of Sharjah, School of Agriculture and Design and many more.

    Clinics and Hospitals

    Thumbay Hospital Daycare on University City Road is the nearest medical facility for residents. Located at the center of the community this is a multi-specialty hospital that is open to all in critical times. Another medical facility in the vicinity includes Al Qassimi Hospital, Dubai Medical University Hospital and Prime Medical Centre. 

    Residents will also find many clinics and pharmacies in the area, including Aster clinic, Prestige Dental Clinic, and Access Clinic. Lana PharmacyDocib Al Dhia PharmacyAl Rafeah Pharmacy are located at convenient spots within the community, while several others like  Thumbay Pharmacy and Al Manara Pharmacy are nearby.

    Properties in Al Jada

    Aljada comes with a premium selection of apartments, penthouses, townhouses and villas, but offers other properties as well. Mostly available for sale, these properties allow expatriates to settle in a popular neighbourhood. The larger 2 and 3-bedroom apartments in this area, are stretched on 1,000 sq. ft. to 1,790 sq. ft. These flats come with spacious balconies overlooking the city and allocated parking spaces.     The community is largely offplan. Therefore, options for rental properties in Aljada are limited to a few apartments on offer. A studio costs around AED 10k per annum while the rents for 1-bedroom apartments in Aljada range from AED 19k to AED 25k.
